How it works

Enter the home's price, the month it was set and the county. The calculator adjusts the price with the consumer price index (CPI) published by INS, from the chosen month to the latest published month.

To see whether the home kept up with the market, the same price is also run through the growth of the average net wage and of the asking price per m² for apartments, in your county or, where there is no local data, nationally.

The result is not a valuation of the home. It shows what that amount means in today's money and how wages and prices moved in between.

Frequently asked questions

What is the CPI?

The consumer price index, published monthly by INS, tracks how the prices of a basket of goods and services change. The calculator uses the fixed-base series so it can compare any two months.

Why does the inflation-adjusted price differ from what apartments cost today?

Inflation measures consumer prices, not property prices. If the asking price per m² grew faster than inflation, homes got more expensive in real terms. If it grew slower, they got cheaper.

Can I use the result as a valuation for a mortgage?

No. For a mortgage, the bank requires a valuation by an ANEVAR-authorised valuer. The calculator helps you understand the context of a price, not set the home's value.

Where does the data come from?

The CPI and the average net wage come from INS, and asking prices per m² from the Imobiliare.ro index. They are the same series as in Data studio, updated as the sources publish them, usually a month behind.
