How it works

Enter the purchase price and the gross monthly rent you expect. The calculator multiplies the rent by 12 to get the annual rent.

Gross yield is the annual rent divided by the price, as a percentage. The payback period is the price divided by the annual rent, that is, how many years of rent would cover the price.

These are gross figures: they leave out tax, maintenance, empty months and the cost of a loan. Use them as a first filter, before a full calculation.

Frequently asked questions

What is a good yield for a rental apartment?

As a reference, a gross yield of at least 6-7% and a payback of 14-16 years are considered reasonable for a rental home. The area, the condition of the home and your costs matter too.

What is the difference between gross and net yield?

Gross yield uses only the rent and the price. Net yield subtracts rental income tax, maintenance, insurance, management and empty months, so it is lower.

How do I estimate the rent?

Look at listings for similar apartments in the same area and remember that asking rents can be negotiated. Minside does not have rent data yet.

Can I buy an investment property with a mortgage?
